Contract to close
The dates in a signed contract (inspection, appraisal, financing, closing) become reminders for you and your client. Missing signatures and documents are chased. A date that moves, or anything about the terms, goes to you.

BoldTrail (kvCORE). Through the kvCORE API or BoldTrail's Zapier app, whose key is in the Lead Dropbox. The Zapier app sends new leads out and takes contacts in.
Lofty. Through Lofty's open API or its Zapier connection.
Sierra Interactive. Through its API key or its Zapier app. Sierra says API access may depend on your plan.
Real Geeks. Through its Zapier app (a new lead out, a lead created in) or its API, which sends leads in.
Zillow Premier Agent. Zillow and Trulia leads reach your CRM through Zillow's Tech Connect, or its Zapier app, which fires on each new contact.
ShowingTime. Showings stay in ShowingTime. Where your brokerage has its Real-Time Availability on the site, we check what the system can read from it. Elsewhere a showing request goes to your agent.
dotloop and SkySlope. dotloop opens its public API on request, and it holds the contract dates the reminders run on. SkySlope issues API access on its own terms, so we check what is possible before anything is scoped.

Your CRM has AI of its own now. Follow Up Boss includes call summaries, suggested messages and tasks, and AI tags for high-intent leads. For listing descriptions and emails, a general assistant such as ChatGPT, Gemini or Claude is enough. If one of these covers the job, switch it on, and we will say so in the audit.
Have something set up or built when leads come from places your CRM's AI does not see, when the rules are your own (which agent gets which lead, what is asked, what comes to you), or when the work crosses the CRM, the calendar and the transaction file.

The rules
What stays with a licensed agent.

Fair Housing. The system never steers or screens. Every lead gets the same questions, and nothing is asked about or sorted by a class the Fair Housing Act protects. Any question about what an area is like (its schools, its safety, who lives there) goes to your agent. Advice, price and terms. Only a licensed agent advises, negotiates, or discusses a price or the terms of a deal. We hold the system to the line your state draws for an unlicensed assistant. Some states, Texas among them, do not let an unlicensed assistant qualify a caller. Where that applies, the system takes the details and books the call with your agent. Tours and the buyer agreement. Since August 2024, an MLS participant working with a buyer has to have a written agreement with that buyer before touring a home, in person or live virtual. Consent for texts and calls. Automated texts and AI voice calls need the lead's consent under the Telephone Consumer Protection Act. In February 2024 the FCC ruled that an AI-generated voice counts as an artificial voice under that law. Replying to a lead who contacted you is where these systems start.
